Can I customize my home?
Westhills is a spec builder but offers a wide variety of upgrade options that you can choose to personalize your new home. Any customization is subject to our Options and Upgrades Policy and is dependent on the stage of construction when all contract conditions are removed.

What is the typical timeline for construction?
Generally, the construction process takes between 9 to 12 months, depending on the complexity of the build and weather conditions. To view homes available for immediate possession, check our “Move in Ready” inventory.

We provide a standard 2-5-10 New Home Warranty through Travelers.

Strata Information

When is the AGM?
- Nine months from the date of the first conveyance of a strata lot, or
- the date that 50% plus one of the strata lots are conveyed to purchasers

When do I start paying my strata fees?
Your first partial month of strata fees will be adjusted for on closing. After that, strata fees are payable in advance on the first day of each month.

How do I pay my strata fees?
You can either pay your strata fees with post-dated cheques, or if the strata is established, typically pre-authorized debits can be arranged.

What is included in my insurance?
Please review either your disclosure statement for a detailed list of what is included in your strata fees, or ask for a copy of the strata budget.

What if the deductible is 14 million and the damage is $6 million? As damage falls below the deductible, the Strata’s insurance policy wouldn’t apply. However, each owner would still be responsible for their portion of the repairs. -
Can I make changes to the landscaping?
In strata developments, a landscape plan is always registered with the City of Langford. Westhills provides the City with a bond to guarantee compliance with this plan. As a result, no changes can be made to the landscaping until a full inspection of the entire strata landscaping has been completed and the bond has been returned to Westhills. Unfortunately, it can be difficult to determine when the inspection has been completed, so it is best to confirm with the strata before making any changes.
