Make Your Selection

Prepare Your Offer
Schedule an appointment to meet with one of our New Home Specialists to prepare your offer. If you’re working with a Realtor, we’ll happily provide them with the contract package specific to your home choice so that you can prepare your offer together.

Remove Your Subject Conditions
Once your offer has been accepted, start working on your subject conditions. For financing, take a copy of your accepted contract to your financial institution or a mortgage broker to start your mortgage approval process. You’ll also need to do a legal review: have your lawyer review your accepted contract.

Personalize Your Home
Once you’ve removed your subjects and now have an unconditional contract, it’s time to meet with our Options and Upgrades Coordinator to plan the details of your new home.

First-Time Home Buyers
A 30-year amortization period is available for first-time buyers purchasing newly built homes. At least one borrower must be a first-time home buyer. To be considered a first-time home buyer, a borrower must meet one of the following criteria:
- The borrower has never purchased a home; or
- In the last four years, the borrower has not occupied a home as a principal place of residence that either they themselves or their current spouse or common-law partner owned; or
- The borrower recently experienced the breakdown of a marriage or common-law partnership.
